Each edition covers the previous month's data. Figures are revised only when the underlying source revises them, so older editions stay as published.

How the index is built

Average asking rent is taken per ZIP code and weighted by the number of active listings to town and regional level, across the 52 ZIP codes we cover. Time to let is the average days on market for active listings. Towns with fewer than ten listings in a month are marked and left out of the rankings, and bedroom figures based on fewer than three listings are left blank.

The index measures asking rents on live listings, not agreed rents. It is a guide to what landlords are asking and how long homes are taking to let, not a valuation of any individual property.
