One of our property managers meets you at the property, walks it with you, and gives you a rent we would be confident listing at, how quickly it should rent, and what it would take to get there.
- We walk it with you Room by room, inside and out. Condition, parking, laundry, storage, and what the rent would include.
- We give you a number What we would list it at, based on what is actually renting nearby, and how quickly we would expect it to go.
- We tell you what moves it What is worth doing before listing, what it would cost, and what it would add to the rent.
- We can start there and then If you want us to take it on, we bring the agreement with us and can have the property live within days.

“We have been using Chelworths to manage our property for several months now, and we have been extremely pleased with the experience. As a local property management company, they have a strong understanding of the North Shore area…”

Questions owners usually ask
Is it really free?
Yes. The visit and the written rent figure cost you nothing. If you want us to take the property on we can start the same day, and our fees are set out on the fees page.
How long does it take?
Around 30 minutes for a single unit, longer for a multi-family or a block, where we look at each unit.
Do I need to be there?
It helps, because most of the useful detail comes from you. If you cannot make it we can meet a family member, your current agent or the tenant instead. Where a tenant is in place we arrange access with them and give the notice the law requires.
I already have a property manager.
That is fine, and common. Most agreements have a notice period, so we will tell you what it would take to move across and when it could happen. If you are better off where you are, we will say so.
My property is already rented.
Still worth doing, and in most cases we can take over the tenancy as it stands, so the lease continues on its existing terms and your tenant keeps the same agreement. We will also tell you whether the current rent is where it should be, what to do at renewal, and what the property would achieve if it came empty.
What should I have ready?
The current lease if there is one, what the rent includes, and a rough idea of anything replaced in the last few years. Nothing else needed.
